The sustainable warehouses have a high-quality design, are built with sustainable materials, and have a BREEAM Excellent certification to ensure the reduction of carbon footprint and energy costs for our customers.

The park is situated between the port of Rotterdam (NLD) and Port of Antwerp (BE), next to the Port of Moerdijk and CCT Terminal Moerdijk. It has direct access to highways A16 (Antwerp – Rotterdam) and A17 (Roosendaal), railways and waterways.

Technical features and sustainability

An experienced team of experts will assess all the needs of the tenant and ensure a successful implementation. We are continuously working to optimise our buildings, and at all times with a view to the needs of the market and technical developments. Of course, energy efficiency and sustainability are always a priority.

As a minimum, all our new buildings will be certified by the assessment methods of BREEAM and DGNB, with a classification of Excellent. Upon request and if desired, we can work together with the tenant towards a higher certification ranking. In addition, the roof will be equipped with a solar panel installation, in principle offering on-site green energy production for our tenant.

GATES
Sufficient loading ramps and gates are provided for truck loading and unloading. Standard sectional doors have dimensions 3.0 × 3.2 m and are equipped with a viewing window to the outside. Rubber dock shelters outside and fully automatic hydraulic levelling bridges with a loading capacity of 60 Kn are also standard.

PRODUCTION AND WAREHOUSE AREAS
Every tenant has its own specific requirements. Our approach is to tailor each respective production or warehouse space precisely according to the wishes and needs of our customer.

FLOOR
The warehouse floors are made of reinforced concrete, which is finished monolithically. The floors are applied to a compacted substrate. The maximum load-bearing capacity of the floor plate is 60 Kn/sqm. Floor surfaces are finished mechanically. The flatness of the surface is in accordance with DIN 15185, super flat at the racking location.

PAVED SURFACES
All access roads for trucks, including parking and loading bays, are designed in such a way that fully loaded vehicles 18 metres in length and vehicles with trailers of approximately 15 × 2.5 metres can comfortably load and unload. The site pavement for the trucks is made up of interlocking concrete H-clinkers.

LIGHTS
The warehouse is equipped with LED lighting in an integrated cable duct. The standard lighting level offered, based on bulk storage without racking, is measured at 1000 mm above the floor. The lighting is divided into separately controllable sections.

OFFICE SPACE
The offices are equipped with a VRF system for heating and cooling. Ceilings in the offices consist of white mineral fibre panels of size 600 × 600 mm. The materials for the floors of the office spaces can be selected based on the samples to be delivered. Interior walls in office spaces are made of metal stud or equivalent.
